Phase 1 : Pre-Construction

Objective: It is a fulfilling experience to build your unique home with AJ unique Homes. We ensure that every home satisfies the greatest standards of quality, efficiency, and client satisfaction by adhering to a thorough and open approach.

Design with Confidence
Every lovely home, in our opinion at AJ Custom Homes, starts with a well-thought-out design. In order to transform your vision into comprehensive plans that fit your budget and lifestyle, our amiable architects take the time to comprehend your thoughts.

We’ll carefully walk you through each stage, offering advice, considering your alternatives, and assisting you in making decisions that suit you. It is an artistic and cooperative process that establishes the groundwork for your future residence.

We construct, you design.
Tender Stage & Budgeting
Our staff helps you define important elements such as the size, interior design, finishes, budget, and style of house (single or double-story). We provide a comprehensive tender document after your design, layout, inclusions, and wishlist are complete.

Client Involvement: You examine and approve the tender document.

Payment: A deposit invoice equal to 2.5% of the total building cost is sent to you along with your personalized luxury house architectural drawings once you approve the tender.
Survey & Initial Plans
Commissioning a Survey Report, which outlines the site’s contours, current trees, amenities, and walkways, is a crucial first step. Our award-winning architect creates the preliminary blueprints and drawings for your new house as soon as it is received.

Client Involvement: During this stage, we draft your HIA Building Contract to make sure it meets your requirements.
Council Approvals
We oversee obtaining council clearance via a Complying Development Certificate (CDC) or a Development Application/Assessment (DA).

The completed application, the owner’s approval, the BASIX® Certificate, site plans, floor plans, elevations and sections, and any other supporting documentation are all necessary.
HIA Contract & Insurance
To formally begin the construction process, you will be asked to study, discuss, and sign your HIA Contract. Additionally, we guarantee the issue of homeowners’ warranty insurance.

Client Involvement: The HIA Contract must be reviewed and signed by you in order to move forward.
Construction Certificate
Getting the Construction Certificate, which verifies that your designs adhere to all applicable building codes and standards and permits us to start work, is the last stage in the pre-construction phase.

Phase 2 : Construction

Objective: In order to provide a well-organized and superior build, the construction phase adheres to the five essential steps suggested by the Housing Industry Association.

Step Milestones Description
Base (Slab) Stage
The area has been dug, leveled, and cleared. The concrete slab is poured once the boundaries are fixed. In addition to any necessary retaining walls, embedded electrical and plumbing systems are installed.
Frame Stage
This phase entails building the structural structure, which includes window frames, roof trusses, and walls. Additionally, conduits for plumbing and electrical systems, gutters, and insulation are installed.
Lock-up Stage
The installation of external doors, windows, and walls efficiently secures the structure and keeps it safe from the elements.

Payment: Since the Lock-up payment makes up a sizable amount of the overall project cost, make sure that all agreed-upon Lock-up terms specified in the contract are fulfilled before completing the Lock-up payment.
Lining & Commencement Stage
The internal fit-out includes finishing the plasterboard and lining, installing gutters and downpipes, and starting the cornices, architraves, and skirting boards. Tiling and waterproofing also start.
Completion Stage
The final painting, flooring, kitchen and bathroom installations, and the final round of plumbing and electrical work are the finishing touches. Additionally, appliances are installed. After that, your house will be prepared for inspection.

Phase 3 : Post-Construction

Objective: After construction is over, we’re still committed to making sure you’re happy with your new house.

Step Milestones Description
Project Completion Inspection (PCI)
We schedule a Project Completion Inspection after construction is finished. You and your builder will examine the finished house and record any problems during this walk-through.

Client Involvement: You take an active part in the examination. If flaws are discovered, they have to be fixed before another examination. The formal PCI paperwork will be signed by both sides after you are satisfied.
Settlement & Handover
Settlement is the last milestone. The journey to your ideal home has come to an end.

Payment: You will get the keys to your new house after making the last payment.
